Townsville Housing Shortage Sparks New Development Opportunities Amid Price Growth

Townsville's housing market has recorded home values surging 17.6% over the past 12 months to a median price of $636,264 in June 2026. This performance comes amid reports of severe supply shortages that have pushed vacancy rates below 1% and lifted rents by more than 10%.

Market Growth and Two-Speed Dynamics

The data shows a split between postcodes, with budget-friendly areas such as Charters Towers City recording annual growth of 45% while premium locations including North Ward, where the median sits at $1.58m, have seen prices flatline. Unit prices rose 20.19% to a median of $540,500 in the year to May 2026, outpacing house price growth of 19.95% to $607,000 over the same period. High-end transactions have continued, with one North Ward mansion selling for $5.5m in 2025 near the city's previous peak of $6m.

Supply Pressures and Population Outlook

Low vacancy and rising rents coincide with forecasts of an influx of 23,000 residents by 2031. These factors have tightened availability across both houses and units, creating a setting in which new projects could help ease constraints. The combination of sustained buyer interest and limited stock has kept activity elevated even as some premium segments show slower movement.

Implications for Future Projects

With the market described as two-speed and overall values still climbing, developers may examine opportunities to add stock in areas where demand remains robust. The anticipated population increase provides a longer-term backdrop against which any new supply would be assessed. Observers will watch how the balance between existing shortages and any additional projects unfolds in coming periods.
